Abstract

The lease contract is a binding contract by the agreement of the two parties: the offer and the acceptance. Upon its completion and conclusion, the tenant benefits from the property and the lessor benefits from the consideration. Neither party has the right to withdraw from it or cancel it except with the consent of the other party; as it is a binding contract from both parties. However, there are unexpected force majeure circumstances that affect the contract, preventing the benefit of the leased property, such as pandemics, for example... and one or both parties to the contract are harmed; and because there is no harm or damage, and the damage is removed, the issue of imposing pandemics came to remove this damage and restore balance to the contract. This research clarified what is meant by pandemics, studied the issue, and included realistic applications affected by pandemics, explaining the legal solution to them
